What the toolkit does for you
What a management company would write for you
Walk into every meeting with the agenda, the notice and the proxy forms already done.
Minutes come together from the notes you paste in, with each motion and vote recorded.
Violation and past-due letters that are firm, fair and the same for every owner.
A budget owners can follow, with dues per unit and the change from last year worked out.
Everything is saved, so next year starts from this year's documents.
How it works
Your first agenda in under five minutes
Add your association once

FAQ
Questions about the Board Toolkit
Is this a subscription?
No. It's a one-time payment. You keep access to the toolkit and everything you save in it.
Is there a minimum number of units?
No. It's built for self-managed buildings and HOAs of any size, including the 2–10 unit condos most HOA software prices out.
Do I get real documents?
Yes. Every document exports to PDF and an editable Word file, and budgets export to Excel and CSV. Your documents stay saved in your account to reopen and update.
How does the AI work?
Violation notices, past-due letters, replies to owners and resident emails are drafted by an AI set up specifically for HOA and board matters. It writes in the right tone for each notice stage, uses only the facts you enter, and never invents amounts, dates or rules. You can edit every word before sending. Agendas, notices, minutes, ballots and budgets are built directly from your answers.
Can other board members use it?
Your documents live in one account. Any board member who signs in with that email gets a one-time sign-in link and can open and edit them.
Is this legal advice?
No. Notice periods, fines, collections and liens depend on your state's law and your governing documents. Check yours, and talk to an attorney before taking legal action against an owner.
