Board Toolkit
For HOA & condo boards · in every plan
Who it's forHOA and condo board members who deal with owners selling or refinancing.
Fill out lender and title company forms in minutes
When an owner sells or refinances, the buyer's lender sends your board a questionnaire about the building, and the title company asks for a letter showing what the owner owes (an estoppel or resale certificate). This fills in both for you.
- Save time. Enter your answers once and reuse them every time a lender asks.
- Don't lose a sale. See problems that can stop a buyer getting a mortgage, like low savings or too many owners behind on dues.
- Send it on time. Your state's due date is worked out for you.

Who it's made for
Made for
- Condos and HOAs that handle their own sale paperwork
- Treasurers and secretaries who get these requests from lenders and title companies
- Boards that want to spot mortgage problems before the next sale
- Associations in any state, with Florida, Texas and California deadlines built in
Not for
- Associations whose management company already handles these requests
- Buyers and sellers: this is for the board that has to answer
- Getting a mortgage approved: only the lender decides that
What it does for you
Two forms that can hold up a sale, done right every time
One sheet with your answers to what lenders always ask: savings, late payers, who owns the units, insurance, inspections and special assessments.
Checks your answers against Fannie Mae's rules, so you know if a buyer's mortgage could be turned down.
Estoppel and resale certificates that list everything the owner owes, with the date the letter is due.
Florida, Texas and California deadlines and fee limits built in, plus a checklist of what the letter must include.
Everything is saved, so the next request takes minutes.

FAQ
Questions
Does it fill in the lender's actual form?
No. Lenders send their own questionnaire, usually Fannie Mae Form 1076 (the same form as Freddie Mac Form 476) and its addendum on inspections, repairs and special assessments. The toolkit keeps your board's answers to those topics in one place so you can copy them onto each form, and it checks them against Fannie Mae's limits.
Which Fannie Mae limits does it check?
That at least 10% of dues goes into savings (15% for loan applications from January 4, 2027), no more than 15% of owners are 60 or more days behind, no single owner holds too many units, no more than 35% of the space is commercial, and there are no unpaid-for urgent repairs over $10,000 per unit. The lender makes the final decision, and Freddie Mac, FHA and portfolio lenders have their own rules.
What does it know about estoppel and resale certificates?
Florida condos and HOAs: due within 10 business days of the request, valid 30 days (35 if mailed), no fee if it's late, with the statute's fee amounts. Texas HOAs: due by the 10th business day, with the $375 fee cap. California: documents within 10 days of a written request, with the list Civil Code §4525 requires. Other states get the certificate without state rules.
Is it included in my plan?
Yes. The home sale pack is in both the $89 Document Toolkit and the $149 Complete Board Toolkit. If you already bought either one, it's already in your account.
Is this legal advice?
No. Fee amounts are adjusted for inflation and rules change. Confirm current requirements with your association's attorney or manager.
