Is this for you?

Who it's made for

Made for

  • Florida condo associations
  • Buildings three stories or higher that need safety inspections and a structural reserve study
  • Boards that manage themselves, with no manager tracking the dates
  • Boards with new members who need the state training

Not for

  • Florida HOAs (not condos): the inspection and reserve study rules don't apply to them
  • Doing the inspection or study itself: licensed professionals do those
  • Associations outside Florida

What it does for you

Florida's new condo laws added a lot of deadlines. Keep them in one place.

When your building's required safety inspection (the 'milestone inspection') is due, based on when it was built.

When your structural reserve study (SIRS) is due, and when the next one is due after that.

When each board member has to finish the 4-hour state course, and their yearly 1-hour refresher.

When to send owners the proposed budget, when to approve it, and when the yearly financial report is due.

What to do, and how fast, when a notice, inspection report or reserve study arrives.

FAQ

Questions

Which buildings need milestone inspections and a SIRS?

Condominium buildings three habitable stories or higher. The milestone inspection is due by December 31 of the year the building turns 30 (25 where the local building official uses the 25-year rule), then every 10 years. The SIRS is required at least every 10 years and must be performed or verified by a licensed engineer or architect, a CAI Reserve Specialist or an APRA Professional Reserve Analyst.

Does the tracker do the inspection or the SIRS?

No. It tracks the deadlines and what the board has to do around them. The inspection and the SIRS are done by licensed or credentialed professionals.

Is it up to date?

It's based on the 2026 Florida Statutes, including the 2024 and 2025 condo reforms (HB 1021 and HB 913). Your local building official sends milestone notices and can extend deadlines for good cause.

Is it in the $89 plan?

No. The Florida tracker is in the $149 Complete Board Toolkit. If you have the $89 Document Toolkit, upgrade for $60 from inside your account.

Is this legal advice?

No. Confirm your dates with your association's attorney and your building official.

Know every Florida deadline before it's due

One payment. The Florida tracker, the budget builder and every board document.

The Board Toolkit is not a law firm and doesn't give legal advice. Based on the 2026 Florida Statutes; confirm dates with your attorney and building official.
