Condo Control Review (2026): Features, Pricing and Fit
Condo Control is software for condos, homeowners associations (HOAs) and co-ops that puts accounting, communication, maintenance, record keeping, security and resident services on one platform. It is sold to property management companies and to self-managed communities.
In this Condo Control review, the first thing to know is that the price is not public. Condo Control quotes by unit count and add-ons, so a board has to ask for a number before it can compare against tools with published tiers.
Condo Control Review: The Short Verdict
Condo Control covers a wide range of tasks. Condo Control describes one connected platform for accounting, operations, resident services, payments, governance and artificial intelligence (AI). It lists its markets as property management companies, self-managed HOAs and communities, and condos and co-ops.
Condo Control says it has served more than 3.5 million residents. Its site shows review-site badges: Capterra “Best Value,” G2 “Leader,” SourceForge “Summer 2026 Leader” and GetApp “Category Leaders.” Condo Control displays those badges itself, so check Capterra and G2 for current ratings.
The tradeoff is price clarity. A board comparing Condo Control with PayHOA or TownSq can read those two vendors’ prices today, but has to request Condo Control’s. Treat the quote as the first step of the comparison.
Our view would change if Condo Control published its tiers, or if the AI manager inbox shipped and came with the plan.
If you are still deciding between running the association yourself and hiring a manager, read our guide to a self-managed HOA first.
What Condo Control Includes
Condo Control groups its features into six areas: communication, financial, maintenance, record keeping, security and resident services. ### Accounting, Billing and Payments
Condo Control’s accounting runs the books on a double-entry general ledger that posts in real time. Each association gets a custom chart of accounts, vendor payments go through approval workflows, and the system supports bank reconciliation.
Recurring assessments run automatically. Late fees, reminders and escalation are automated, and special assessments are tracked. Owners see balances in the portal.
Residents can pay by Automated Clearing House (ACH) bank transfer, credit card or pre-authorized debit, once or on autopay, and see receipts and balances in the portal. Condo Control’s reporting covers balance sheet, income statement, cash flow and aging reports. Budgets can be built, approved and locked, and the reports show actual against budget. Condo Control also generates 1099s from vendor records.
Under portfolio accounting, Condo Control says operating and reserve funds are clearly separated. Check that claim against your own books during the demo. Our guide to HOA accounting explains why that separation matters, and our HOA accounting software roundup compares other tools.
Communication
The communication tools include announcements, a discussion forum, surveys, virtual meetings, and Condo & HOA websites. Condo Control also lists an AI manager assistant and shows an AI manager inbox as “coming soon.” Ask whether the inbox is included at the plan you are quoted before it counts toward the price.
Maintenance, Records and Security
Maintenance and record keeping are separate areas on Condo Control’s site. Its pricing page lists community asset management, task tracking, violation tracking and rental management among the add-ons. Ask which of those your plan includes.
Security tools on the add-on list include incident reports and logs, a security log, security patrol, key management, authorization management and package management. The resident side lists amenities booking and visitor parking. Boards that mainly want online voting can compare tools in our HOA voting software roundup.
Capstan AI and Services
Condo Control calls Capstan AI “agentic AI for community management.” It lists financial answers, budgets and forecasts, board reports and presentations, and scheduled updates. Condo Control also sells services alongside the software: managed accounting, moderated meetings, and onboarding and support.
Condo Control Pricing
Condo Control does not list prices on its pricing page. The page groups communities by unit count, in tiers of 0 to 99, 100 to 199, 200 to 299, 300 to 399, 400 to 499 and 500+. The 500+ tier is contact sales, and the page offers a custom quote.
A feature comparison on that page names three plan levels: Standard Living, Modern Living and Premium Living. It also lists add-ons, with no amounts shown:
- Capstan AI
- Amenities booking
- Community asset management
- Package management
- Task tracking
- Violation tracking
- Visitor parking
- Incident reports and logs, security log and security patrol
- Visitor tracking, key management and authorization management
- Valet parking
- Rental management
- Voice and text
- Discussion forum and classifieds
- Digital display
- Public website
Violation tracking and a public website both appear on the add-on list, so ask for them by name when you request a quote.
When you ask for a quote, give Condo Control your unit count and send it the list of features you need. Then ask for these in writing:
- The total monthly or yearly price with every add-on you named.
- Any setup or onboarding fee, and whether Onboarding & Support is a paid service.
- The processing fee for each payment method residents will use.
- The contract length and the cancellation terms.
- Whether managed accounting is priced separately from the software.
- Which plan level (Standard Living, Modern Living or Premium Living) includes the features on your list.
Pros and Cons From Our Condo Control Review
Pros:
- One platform covers accounting, communication, maintenance, records, security and resident services.
- Accounting includes a real-time general ledger, bank reconciliation, budgets and 1099s.
- Residents can pay by Automated Clearing House (ACH) bank transfer, credit card or pre-authorized debit, and set up autopay.
- Condo Control sells to both property managers and self-managed communities.
- Managed accounting and onboarding are available as services.
Cons:
- No prices are published, so you cannot compare cost before talking to sales.
- Violation tracking and a public website appear on the add-on list.
- The AI manager inbox is listed as “coming soon.”
- The feature list is long, and a small board may not need most of it.
Who Condo Control Fits
Condo Control suits three kinds of buyer:
- A management company that wants one platform across several associations. Condo Control lists portfolio accounting for this.
- A condo or co-op board that needs package management, visitor parking and key management on top of dues collection.
- A self-managed HOA that wants accounting, owner communication, a discussion forum and surveys in one system and is willing to price add-ons.
A small association that only needs dues collection and a ledger may find a lighter tool easier to price. PayHOA publishes tiers starting at $49 a month for up to 25 units, and we cover it in our PayHOA review.
