Re: Written complaint — repairs from poor maintenance — Unit 2A
| Mar 12 | Leak from Unit 4B into bathroom ceiling | Ex. A |
| Mar 14 | Reported to manager by email | Ex. B |
| Apr 2 | Second report; no response | Ex. C |
| May 20 | Plumber: source is 4B supply line | Ex. D |
I am requesting that the Board: repair the source by Nov 15 and reimburse $2,400 (Exhibit E).
What it does for you
A clear complaint is harder to ignore
Your facts in date order: when it started, every report you made, every reply you got or didn't.
An evidence checklist for your kind of problem, so you see what's missing before you send.
A calm, formal letter that says exactly what you're asking the board to do, and by when.
A case summary a lawyer can read in five minutes: parties, timeline, exhibits and your questions.
In California, Florida and Texas, you can also add wording based on your state's law, like a request to see the HOA's records.
How it works
Three steps to a finished letter
Describe the problem
Pick the kind of dispute and tell it in your own words. You'll get questions and an evidence list made for that kind of problem.
Build your timeline and evidence
Add dates and the documents you have. Each one gets an exhibit letter, and anything missing is flagged.
Download and send
A formal letter, exhibit cover sheets and a case summary, as PDF or Word. You review it, sign it and send it yourself.

Questions about the Complaint Builder
Is this legal advice?
No. The HOA Guide is not a law firm, and the Complaint Builder is not a substitute for the advice of an attorney. It's a document-preparation tool: it organizes the facts you provide into formal documents. It doesn't tell you whether you have a claim or what to do about it. For that, talk to a licensed attorney in your state.
Will this help me win?
No tool can promise an outcome. What it does is make your complaint clear, complete and documented, which makes it easier for a board to act on and easier for a lawyer or mediator to review.
Which states does it work in?
Every state. California, Florida and Texas owners also get state-specific reference notes and optional letter wording, written by hand and checked against the official statutes. Owners in other states get the same packet in plain, formal wording without state-law citations.
How does the AI work?
When you press the draft button, an AI rewrites the facts you entered into a formal letter or a numbered statement of facts. It's set up to use only your facts. It won't add events, cite laws, draw legal conclusions or make threats. Any state-law wording comes from fixed text, not the AI. You can edit every word, or write it yourself.
Is it a subscription?
No. It's $29 once. Your complaints stay saved in your account, so you can add to the timeline and evidence and download an updated packet whenever things change.
Is my information private?
Your complaints are saved in your account and nobody else can see them. We never send anything to your HOA; you send the documents yourself. When you use the draft button, the facts you entered are sent to our AI provider to write the draft.
Can a lawyer use what I make?
That's what the case summary is for. If you'd like to talk to one, our free case review connects homeowners with attorneys who handle HOA disputes.
